Sagema is a multidisciplinary design, build, and permitting studio based in Bali. We partner with two main types of clients: international villa owners and investors looking for safe, well-designed properties; and local families or business owners who want a functional, long-lasting space that fits their budget. Ideally, before you buy the land. We can quickly check zoning, access, basic building potential, and a rough budget range. This helps you avoid plots that are legally risky, hard to build on, or far above your expected cost.
Costs are split into design fees and construction cost. Design fees are usually per m² or a fixed fee per phase, with clear deliverables. Construction cost depends on size, finish level, and complexity; we give a preliminary cost range, then a detailed BoQ. We also suggest a 5–10% contingency, and we update you regularly so the budget stays under control.
Yes. We check zoning, prepare the technical drawings for permits, and coordinate with licensed legal and permit consultants. We don’t replace a lawyer, but we make the process clear and help ensure your project is designed and built in line with Bali’s regulations.
Yes. We regularly work with remote clients. We share scheduled progress reports, photos, videos, and hold online meetings at key milestones. You approve major decisions, while we handle the daily coordination on site, so the project keeps moving even when you’re not in Bali.
We work on both mid–high villas and more budget-conscious homes or small businesses. For higher-end projects, we focus on detail and premium finishes. For tighter budgets, we prioritize smart layout, phased construction, and durable materials. In both cases, we’re honest about what is realistic within your budget.
